All outline applications, whether they propose any matters of detail or not, will require a design and access statement: if you include no matters of detail in your application, your statement should, nevertheless, explain what design principles are appropriate and how future detailed proposals could be arranged to comply with them.
Your statement will need to address the following issues: the steps you have taken to appraise the context of the development and how your design takes that context into account in terms of the amount of development, its layout, scale, landscaping and appearance.
This can be undertaken within the Design and Access section under a Heritage Statement heading for applications with minor heritage impact or as a separate Heritage Statement for applications with significant heritage impact. Feedback Did you find this page helpful? Justify why the building is of the height proposed. Explain how the heights will fit with the neighbours and the skyline. Do the heights fit well with the physical heights of the users? Will they feel cramped or dwarfed? Are the internal doors high enough? How will the public frontages and outdoor furniture be landscaped?
Will the landscaping design blend with the surroundings of the building? Provide a planting schedule and list of intended materials. Present a visual of the finished proposal. Explain how the visual design will relate to the character of the area. Has disability access been considered when choosing materials and hues e. How did you attempt to interpret social and physical aspects of the community in addition to relevant planning regulations and did that influence your design.
Show some research within the community and relevant groups or associations as well as from the planning and building control departments, design and access and conservation officers and how you have implemented their responses. What openings or limitations have become apparent with this proposal? How are they at odds? What will the primary functions of the development be? Will the entire site be used for these functions? Will there be access between parts of the site with different functions?
Do the proposed functions of the site fit with those of its surroundings? Will there be external vehicular and disability access? Has internal access for disability been considered?
